As an investment manager, I am responsible for property acquisitions and sales – with market responsibility for Hesse and Baden-Württemberg. One of my tasks is to identify commercial properties for our funds in the acquisition process, to guide them through the transaction, and to see them through to incorporation into the fund. Or the other way round in sales: if a fund wishes to dispose of a property, I guide the property through a marketing process in collaboration with brokers and an internal deal team until it is finally sold. The deal team is made up of colleagues from Asset Management, Technology, Legal and Tax – and part of my job is to lead this team during the transaction – purchase or sale.

What does it take to do this job? Certainly a good deal of patience, stamina, perseverance, but also flexibility and a good feel for the market, people, and timing. You need to have a good grasp of things, understand connections, be able to assess issues in an interdisciplinary manner, communicate and listen well, adopt different perspectives, form a comprehensive picture, form a well-founded opinion, and find a strategy – but also decide and act quickly at times. Although properties themselves are becoming increasingly digital, for example through smart building control, transactions are a people business. It is important to have sensitivity for people and situations and to hit the right tone.

MY DEKA WAY:

I’ve been with Deka Immobilien for five years, but I’ve been with Deka for longer, as I started as a trainee at Deka Bank. I did various work shadowing placements there to familiarise myself with other business divisions in more detail and in practice. This also gave me an insight into Deka Immobilien’s Commercial Property Acquisitions and Sales division. The response from my colleagues to my stint there was resoundingly positive and I really enjoyed working there during my three-month internship. So much, in fact, that I made the switch to Deka Immobilien after completing my trainee programme.

GOOD PERSPECTIVES:

“Change of perspective” – this really is a key phrase for everyday working life, but also for forging personal professional paths and careers. And when I say “perspective”, I always think of “work shadowing”, the value and opportunities of which cannot be overestimated, in my opinion. They are also an integral part of the corporate and working culture here at Deka Immobilien and offer a great opportunity to sharpen your own professional profile and gain a better understanding of other business areas through insights and experience. The work shadowing programme is an intensive, temporary change of perspective – which may even give you new perspectives and impetus for your own career path. This is certainly also a driving force behind the fact that I have continued to develop here at the company over the past five years. Both professionally and also on a personal level. Because responsibility at work always has something to do with the person who fulfils this responsibility.

WORKING AT DEKA:

I enjoy it because the company offers a good, reliable, and personally and professionally rewarding framework for doing a good job. I enjoy my job because, whether it’s an acquisition or sale, the tasks, requirements, circumstances and even the composition of the deal team are different every time. No two transactions are the same. No two processes are the same. The challenges are always different. The market is dynamic. And the duration of buying and selling processes could not be more different. The “fastest” purchase took about 12 weeks. My “longest” sale was two years in total. And yes: I’m looking forward to my next few years at Deka Immobilien. If I have my way, I’d like it to be more than a few.
