The acquisition of the newly built "Green Square Logistics" in Aalsmeer, near Amsterdam Schiphol Airport, marks the first transaction for the Deka-ImmobilienMetropolen fund in the Netherlands. This is a significant step forward as the fund management continues to diversify the portfolio sectorally, acquiring a future-proof location in line with the fund’s strategy of investing in prime commercial properties in major international urban centers while expanding the portfolio sustainably and diversely. The purchase price remains undisclosed. The seller of the property is Dutch Industrial Properties XII B.V., a subsidiary of Necron Group AG.
The property consists of two interconnected buildings with approximately 38,500 sqm of rental space and 275 parking spaces. It is already fully leased to top-tier companies on long-term agreements. Building A, with almost 25,000 sqm, is leased to Bausch+Lomb Netherlands B.V., an international manufacturer of contact lenses and medical products. Building B is leased by JAS Forwarding (Netherlands) B.V., a leading Dutch logistics and freight service provider.
The building, completed in July 2024, has been awarded a BREEAM "Very Good" certification, with an upgrade to "Excellent" requested. Additionally, there is a lease agreement for a photovoltaic system on the roof, operated by Eneco Solar B.V.
"Green Square Logistics" is located within the Green Square Business Campus, a 250,000 sqm commercial area that includes not only logistics but also office spaces, retail, and a hotel. The site offers excellent connectivity for tenants, particularly due to its proximity to the international airport, and will benefit long-term from the growing importance of the logistics industry.
