New Clayton Hotel in the Tiergarten Tower, Berlin

Deka Immobilien has signed a long-term lease with Dalata Hotel Group plc for hotel space in a prime central location in Berlin. Following ongoing refurbishment works, the hotel is scheduled to reopen in the second half of 2026 under Dalata’s four-star Clayton Hotel brand. The building is located on the well-known Straße des 17. Juni in the Tiergarten district and forms part of the 16-storey Tiergarten Tower, a hotel and office complex in Berlin, completed in 2005.

The lease agreement runs for 25 years and includes an option to extend. The hotel will occupy the first six floors of the building and will feature 274 rooms, a restaurant, bar, generous meeting and event facilities, as well as a fitness and wellness area. Sustainability is a key priority: the building will be supplied with hot water via a fossil-free district heating system, equipped with modern, energy-efficient climate control technology, and certified with a BREEAM “Very Good” rating. The property was previously operated as the Novotel Berlin Am Tiergarten.

The building enjoys a prominent location between Kurfürstendamm and the Brandenburg Gate, with excellent access to Berlin Central Station, the city’s airports, and the exhibition grounds. It is also within close proximity to key political institutions and tourist landmarks in the German capital.

For Dalata, the largest independent four-star hotel operator in Ireland and the United Kingdom, this marks its second hotel in Germany and fourth in Continental Europe. The combination of a central location, sustainable building infrastructure, and a strong operator creates excellent long-term prospects for the continued development of the property.

Straße des 17. Juni connects the Brandenburg Gate to the Victory Column, running through Berlin’s central Tiergarten park. Originally constructed as Charlottenburger Chaussee, it was renamed in 1953 in remembrance of the East German uprising on 17 June 1953. Today, the boulevard stands as a symbol of freedom, a venue for major public events, and one of the city’s most prominent east-west axes.
